Depending on the law, we may also conduct background checks, including criminal history. A criminal conviction, where allowed by law, may lead to applicant denial. SimpliRent ensures that potential residents can meet rental obligations, including timely payments and lease agreement compliance, benefiting property owners and applicants alike. These measures help minimize vacancy, early terminations, evictions, late payments, and property damage.
We keep maintenance pricing transparent. Our in-house technicians handle most tasks at $65 per hour, saving you money. For specialized tasks with outside contractors, we add a 10% fee. Owners maintain a $500 reserve for tenant-related issues, or $100 per home for those with over five properties. For maintenance requests under $500, we promptly send a worker or vendor, with expenses detailed on your monthly statement. For issues over $500, we'll contact you for discussion and next steps.
We screen applicants thoroughly, checking backgrounds, credit, income, rental history, and employment. After reviewing all information, we discuss applicants' qualifications with the property owner, providing our professional opinion. However, the property owner makes the final decision.
We market your home extensively to attract more applicants and minimize vacancy periods. Each home is showcased on 30+ major rental sites, with premium ads on Zillow. Our dedicated lease team is available to answer questions and arrange home tours for potential applicants.
We provide a seamlessly automated home viewing process. Prospective tenants can explore the property through a virtual tour online or schedule a visit, all effortlessly, without you having to lift a finger. Our time-tested and proven automated system ensures a secure and convenient way for people to view your home.
There are two factors that affect the duration your home spends on the market: price and product. A well-maintained home priced appropriately for the market tends to lease swiftly. Our target is to have your home rented within 30 days.
We offer additional services to assist our owners in maintaining their properties effectively. These services include gutter cleaning, vacant lawn care, professional photography, smart home options, and HVAC services.
After the resident moves out, we conduct a 'move out walk-through' to assess damages beyond 'normal wear and tear.' If any are found, we deduct the estimated repair cost from the security deposit. Our property manager thoroughly inspects the property, providing a comprehensive report with pictures and repair estimates if needed. Our goal is to quickly return your home to the market with a new resident, initiating marketing as soon as it's move-in ready.

Maintenance Fee - We use our own crew for most maintenance, saving you money! We charge an hourly rate of $65. Outside contractors cost plus 10%.

We provide an eviction protection plan for an extra $20 per month per property. If a tenant screened by SimpliRent ever needs eviction, we take care of the process, covering eviction costs or fees, up to $1000.
